Nivaas is a free real estate WordPress theme for property developers, brokers, agents and real estate consultancies. It is a block theme (Full Site Editing), so every section is edited visually in Appearance > Editor, with no page builder and no plugins required. The name comes from the Hindi word for home.
Try the live demo → Search by location, type and budget, filter the listings, save homes and play with the EMI calculator.
Premium design and motion, with no plugins
- Cinematic hero: the headline reveals word by word, the photo drifts with a gentle parallax, and the header sits over the hero before turning into a frosted bar as you scroll.
- Working property search: choose location, type and budget, and the listings filter instantly with a live count.
- Listing cards that feel premium: they tilt with a light glare as you move the mouse, images zoom slowly, and filtering re-arranges the grid smoothly.
- Save homes and book visits: a heart button remembers favourites, and "Schedule visit" opens WhatsApp with the property name already typed.
- Featured project spotlight: the image wipes into view with an amenities grid and brochure and visit buttons.
- How it works: four steps on cards that stack on top of each other as you scroll.
- Home loan EMI calculator: sliders for amount, rate and tenure with an animated principal-versus-interest ring.
- Neighbourhood carousel: drag or use the arrows to browse area guides.
- Testimonial slider, buyer FAQ, count-up stats, locality marquee and a giant outlined marquee in the closing call to action.
- Typography: Fraunces and Manrope are bundled with the theme, so there are no external font requests.
- Accessible by default: every animation switches off for visitors who prefer reduced motion, and all controls work with the keyboard.
What you get in the free download
- A complete front page made of twelve ready patterns: hero with property search, stats, featured listings, project spotlight, how it works, EMI calculator, neighbourhood carousel, advisor profile, testimonials, buyer FAQ, journal and an enquiry call to action.
- Every template a property site needs: front page, blog index, single post, page, archive, search results and 404, plus header and footer template parts.
- Listing cards with status badge (for sale, for rent, new launch), title, beds, baths, area, location and price line, in a grid that adapts from three columns on desktop to one on phones.
- A premium palette: deep forest, ink, sand and paper with terracotta and brass accents. Change any colour or font in Styles.
- Enquiry buttons for email and WhatsApp, because that is how most Indian buyers prefer to start a conversation.
- Real estate photography included, licensed with the theme, so the site looks finished before you add your own property photos.
Who this theme is for
Nivaas suits a broker or agency showcasing a curated set of properties, a developer launching one or two projects, or a consultant who helps buyers, NRIs and investors shortlist homes. If you manage hundreds of listings with live search and filters, use Nivaas for the design and pair it with a listings plugin (see below).
How to install Nivaas
- Download the theme using the form on this page. You will receive nivaas-real-estate-wordpress-theme.zip.
- In WordPress, go to Appearance > Themes > Add New > Upload Theme, choose the zip file and click Install Now.
- Click Activate. Your front page now shows the full Nivaas layout.
- Open Appearance > Editor to edit the front page, header and footer directly on the canvas.
Customising it for your business
- Listings: click any card to replace the image, title, specifications and price. Duplicate a card to add more.
- Prices: the samples say "price on request". Show real prices only when they are confirmed, and keep any charges such as parking or maintenance clear.
- Testimonials: the quotes are clearly marked samples. Replace them with real reviews you have permission to publish.
- Compliance: the footer has space for your RERA registration number. Check your state's rules on what property advertisements must display.
- Patterns: any section can be added to other pages from the block inserter under Patterns > Nivaas real estate.
How the search and filters work
Each listing card carries a few simple classes, set under Advanced > Additional CSS classes, for example nv-type-sale nv-loc-noida nv-kind-villa nv-price-240 (price in lakh). Add or edit cards, update those classes, and the hero search and filter chips keep working. For a large inventory with database search, pair Nivaas with a property listings plugin; the theme styles core blocks, so most plugins inherit the look.
